Deep Cleaning Hard Surface Floors

This unique process cleans all types of grout haze, dirt stains, and more.  These products and procedures have become the standard for the industry.  Recommended by most major tile and grout manufactures, this system works where most other products fail.  The products are natural, environmentally friendly, non-toxic, non flammable and are VOC compliant.

Designed to clean and remove all types of grout haze.  Also extremely effective in removing heavy grease, dirt, construction debris, stains, "peach fuzz," etc.  Can be used to clean all types of hard surfaces including:  porcelain, ceramic, marble, granite, terra cotta, etc.

Equipment requirements for large areas:

1.      Slow speed (175 rpm) rotary scrubber (Approx. 17”) with brush.  See below. 

2.      Industrial Wet/Dry Vac  (must have soft flexible nozzle for picking up the cleaning solutions)

3.      Two mops  (one for cleaning solution and another for rinsing)

4.      Two Mop Buckets (one for cleaning solution and another for rinsing)

5.      Electrical extension cords with ground fault circuit interrupter (GFCI).

6.      Black nylon stripping pads (match size to scrubber) or Nylo-grit green or Scrubgrit II, High Pro Brushes.  Note that a brush will clean grout joints better than a pad.

7.      Turbo Fan.  (Speeds drying time for inspection of results so adjustments to working solution and quantity of TexsparŽ can be changed.

8.      Broom & dustpan.

Chemical Requirements:  (my personal preference is gallons rather than 5-gal containers because they are easier to pour/handle, store, and mix) Note that if the primary problem is cementitious grout haze, use Legge Grout Stripper.  Epoxy grout haze (and most applications) use Legsolve-it.  See below for chemical choices.  This specific application is for an older ceramic tile floor that needs deep cleaning due to poor daily maintenance.  It has accumulated daily dirt, grease, tar, & oils from the streets and parking lots.  Pre-testing will determine suitability of cleaners and working solution.  This procedure would be suitable for most hard surface floor applications.  See compatibility chart below.  Call tech support for VCT applications.

 

1.    Legsolve-it  Working solution 1 part Legsolve-it to 3 parts water.

2.  TexsparŽ Pre test for suitability.  Apply only what is required to clean the floor starting with one cup TexsparŽ powder to 2-3 square feet, adjust to requirements.  Do Not use more than necessary to minimize clean up time.  (See below for TexsparŽ selection)

3.     FloorshineŽR20 / SR22.  Used on clean floors.  Mop  floor using 2-3 oz. per gallon of water after the floor is clean.  It will protect the floor and provide slip resistance.  For auto scrubber use 1 oz per gallon.

 

Personnel:  Two people (minimum), one assigned to scrubber and another to apply cleaner and to pick-up used cleaning solution and rinse floor.

Procedure:  Sweep floor to remove surface debris.

1.    Identify starting and stopping points with regard to sources of power, water, and disposal areas to minimize walking on clean surface.  Wear shoes that not  exposed to new blacktopped parking lots or contaminated areas. 

2.      Set-up "wet floor signs."

3.     Starting with an area of 100 SF or approximating a 10’ X 10’ area.  Apply Legsolve-it (or other appropriate cleaner) with a string mop; using a dwell time of 10 minutes.  Do Not apply TexsparŽ (or Plus) until ready to begin cleaning.  If solution begins to dry, apply more cleaning solution.

4.    After waiting 10-15 minutes, apply TexsparŽ at the rate of 1 cup per 2-3 SF to the cleaning solution.  Adjust amount of TexsparŽ up or down as needed.

 

5.    Begin cleaning with the rotary scrubber, slowly moving in parallel over lapping lines, agitating the TexsparŽ and Legsolve-it into a slurry.  Turn 90 degrees and clean again so all surface area and grout joints are cleaned twice.

6.      Pick up solution with wet/dry vac.

7.  Rinse area and pick up with wet/dry vac.  Repeat as needed until all of the solution is removed.

8.   Use turbo fan on completed area to dry.  Then inspect. 

9.   Repeat above steps making adjustments as needed with TexsparŽ.

10.  When emptying the wet dry vac or pails used to pick up the TexsparŽ solution, decant water from the pail and empty remaining residue into a suitable waste container.  Standard sink drains may be easily clogged if residue is poured into the sink.

11.  Once the floor has dried, using a clean mop (new mop), mop the floor with FloorshineŽR20 / SR22 using 2-3 oz per gallon of water.  Do Not Rinse.  This is the first step in day-to-day maintenance for a floor that requires normal slip control and general cleaning.
